THE ADVANTAGES OF MODULAR CONSTRUCTION

When it comes to building GREEN, modular construction provides the most viable solution. Modular manufacturing by its very nature reduces material waste and encourages recycling. There are virtually no weather delays since most of the construction is done indoors at the 110,000 sqft Westchester Modular Homes factory. Your modular home is actually stick-built just like a site-built home, but in modules, and inside a climate controlled facility, using the very same or even better materials. Many times the home is already 80% complete once set onto the foundation. 

There is also no need to keep any of the materials and other components required to complete it somewhere outside exposing them to the elements. Instead, all of it is stored inside the modular home which is already completely weathertight once secured to its foundation and buttoned up. Because the modular sections of your new home are constructed in a climate controlled factory setting using only dry and fully cured materials, the potential for high levels of moisture being trapped, as it usually happens with traditional on-site construction methods, is completely eliminated. Therefore, there are also no materials found warping, splitting or rotting.

Modular homes must adhere to the same state and/or local building codes as site-built housing. In many instances they exceed these standards since they are constructed so they can easily withstand the rigors of transporting them to the building site and being lifted by crane onto their foundations. Since they feature a better, stronger built quality they also offer better acoustics than traditionally site-built homes. Additionally, they can have just as many architectural details and upgrades as site-built homes which makes them look just the same or even better.

Modular construction is a very popular choice for those wanting to live in more remote locations. It can also be a good solution if you are looking to build a vacation home in the wild. It can be very difficult to find contractors able to site-build at your off-the-grid location. Instead, you can have the majority of the work done at the factory and have it delivered to your site once the foundation is completed.

Once your new home plans, specifications and your contract with us are finalized, you will receive and lock in a GUARANTEED price for your new custom modular home. Cost overruns caused by weather delays, on-site job changes, or any other types of site-related construction delays, which are typical with site-built homes, are absolutely eliminated when building modular.

THESE ARE THE TYPICAL STEPS IN THE CONSTRUCTION PROCESS 

1. Before you purchase a potential building lot you need to visit your local building department and consult with us to make sure you can build a custom modular home on this specific site. Not all vacant land lends itself to building.

2. Once you confirmed and secured your building lot we and the factory's designers will help you to design your new home in every detail. You can also hire and work with your own architect or provide us with plans you may already have.

3. Based on these interior and exterior plans the factory's drafts persons will create the needed construction blue prints for your new home. Once complete, we will make sure they are filed with your local building department and we will obtain all needed permits.

4. After we secured all required permits we will develop and prepare your building lot by clearing it, installing the foundation and all other infrastructure elements including all utilities required for your new home.

5. At the same time, the Westchester Modular Homes factory will create within a few days all modules of your new home, deliver them to the building site, and secure them to the foundation created by us. The factory set crew will then button the home up to make it weathertight. It is now ready for us to apply the finishing touches.

6. Our Cedar Hill Modular Homes finish crew and our subcontractors will complete your home in and out as per the agreed upon details. These on-site crews will also construct additions you may have ordered from us, such as a pool, garages, decks, patios, and so forth.

7. While all is completed our landscaping crew will shape the grounds, install all details such as retaining walls, walkways, driveways and plant everything as agreed upon.

8. We will then have the local building inspector close out all permits and you are free to move into your new home and enjoy it for years to come.

OTHER BUILDING AND CONSTRUCTION OPTIONS

Cedar Hill Modular Homes is able to provide you with turn-key building services ranging from the initial consultation to your completely finished custom modular home, including landscaping and any other add-ons. This type of turn-key construction is what we typically do. This entire process requires only some very specific effort on your end, mostly during the land search, design and financing phases of your project. Everything else is basically handled and done by us and our experienced sub-contractors, such as Westchester Modular Homes, of course.

However, we also offer a variety of other service options ranging from teardowns and additions, plot improvements such as clearing your building lot or perform site excavations, install poured or pre-fab foundations and slabs, septic systems or other utility installations, to providing unfinished modular buildings, residential or light commercial, ready to be finished by yourself and/or contractors of your choice.

Furthermore, we are also available to design and build structures such as garages, pools, pool houses, water features, spas, hot tubs, patios, outdoor kitchens, decks, arbors, retaining walls, walkways, driveways, and many other types of site improvements.

Everyone of the homes designed and built by us comes with an insurance policy which covers all major structural elements that were manufactured by us from the sill plate up. The warranty company that backs up and guaranties our work is 2-10 HOME BUYERS WARRANTY, which is one of the oldest and leading underwriters in the industry. We have been working with 2-10 HOME BUYERS WARRANTY since 1986 without interruptions.
